The Atmospheric Railway is centrally located in the pleasant village of Starcross, adjacent to the Exe Estuary and opposite the railway station (on the London to Penzance mainline). The pub is situated on the busy A379 Exeter to Dawlish road which carries a significant amount of holiday traffic throughout the year, particularly in the spring/summer months. The Exmouth to Starcross ferry operates during the middle part of each year and its terminal is only a couple of hundred yards from the pub.

In addition to its excellent road, rail and ferry links, Starcross also benefits from a major cycle route; the Exe Estuary Trail, immensely popular with both cyclists and walkers, runs right through the pub’s car park directly opposite the front door.

In recent years the pub has become known for its welcoming atmosphere, homemade food and great beer. Whilst not a ‘sports pub’, rugby fans are catered for via BT Sport as Exeter Chiefs, the local rugby club and current English/European double-champions, enjoys much support amongst locals. Music-lovers are also catered for with regular live music and there is occasional karaoke for those who aren’t so fond of great music. The pub has a lovely garden at the rear and its own car park directly opposite.

The tenancy offers security of tenure, landlord-paid buildings insurance and support from a family-owned company that operates above and beyond the pub industry’s Code of Practice. The ‘tie’ is restricted to draught beer and cider only with bottled beers, RTDs/FABs, wines, minerals and spirits all free-of-tie. A dedicated Tenanted Operations Manager is available for business support/development and the company employs its own buildings/maintenance team to ensure its pubs are maintained to the highest possible standard (the company is responsible for the vast majority of repairs with tenants responsible for internal decoration and basic maintenance only).

Approximately £25k ingoings will be required to fund fixtures and fittings (independently valued), landlord deposit, stock and working capital. Annual rent is in the region of £20k per annum although a reduced starting rent will be available for the right operator. Heavitree Brewery does not operate rent indexation – once agreed, rents are fixed for the duration of the term.

With stunning views across the beautiful Exe Estuary, a spacious rent-free tenant’s flat is available immediately above the pub and comprises three bedrooms, kitchen, lounge, bathroom and office area.
