An exciting opportunity exists to take on the tenancy of The Beach pub in Exmouth, a thriving and successful business. Annual barrelage (ex-Covid) is in the region of 300 brewer’s barrels (300 x 36g) with weekly turnover complemented by significant food and non-beer sales.

Applications are invited from candidates with exemplary retail standards who can demonstrate a proven track record in excellent customer service, ideally gained in a hospitality or retail environment. Catering experience would be a distinct advantage.

The pub trades from an enviable position a few yards from both the sea and Exmouth Marina. Facilities include a well-appointed main bar, fully-equipped commercial kitchen and a first-floor function room complete with its own bar, customer toilets and a stunning view of the marina. Spacious private accommodation includes 3 bedrooms.

Initial ingoings will include a security deposit (three months’ rent), wet/dry stock and tenant’s inventory (subject to independent valuations).

Rent to be negotiated for the right candidate but likely to be in the region of £40k per annum.

Heavitree Brewery tenants benefit from a limited tie (draught beer and cider only), no rent indexation, no recharge of buildings insurance, security of tenure under the Landlord & Tenant Act and a wide choice of products from numerous national and local breweries; additionally the majority of repairs are arranged and funded by the company utilising specialist contractors and our own in-house maintenance team.
