Due to the forthcoming retirement of our long-standing and very successful tenants, Franky and Michelle, the Golden Lion will soon require new operators to write their own chapter at this wonderful pub. This is a fantastic opportunity to take on a great business, a real gem in the heart of beautiful East Devon. The pub is in superb condition, inside and out, and benefits from a beautiful interior, a lovely garden, a fabulous patio area and a large recently upgraded car park. The pub’s interior accommodates approximately 60 covers and there are an additional 60 covers externally. There is also large, spacious and very well maintained tenant accommodation above the pub which includes four bedrooms, an office, kitchen, lounge, bathroom and a couple of shower rooms.

Heavitree tenancies benefit from a limited tie, on draught beer and cider only, with bottled beers/ciders, all wine, minerals and spirits free-of-tie. As Heavitree is not a brewer our draught product list is extensive and includes ale, lager and cider from a wide range of local and national suppliers. There is no rent indexation and the company does not recharge buildings insurance. Tenancies benefit from security of tenure with a legal right to renew at the end of the term. All external repairs and most internal repairs are the responsibility of the company and these are carried out by specialist contractors and the company’s own in-house maintenance team.

This is a superb pub in a beautiful location that has been operated to a very high standard over the past 20+ years with our existing tenants. The next tenant(s) will require cash funding to purchase the existing tenants’ fixtures and fittings + stock and have sufficient working capital to fund the business and to pay a landlord’s deposit (total funding expected to be in the region of £80,000).
